@Clarkston Hines hey Clarkston. I’m looking seriously at the Charlotte area. Or surroundings. I would like to start small multi family (mostly turn key for now) 200k+\- to get my feet wet. Then scale quickly from there if it all goes well. I need to hit the 1% rule. Anyways enough of that. I’m looking to connect with professionals in the area that can help me start and grow the business. Agent referrals and contractor referrals would be great. Any other info would be great as well. Hello BP.

Im calling on all Charlotte, North Carolina Investors to share their experiences with real estate agents.  

Does anyone have experience with Tom Williams?  I just reached out to him, He seemed like a nice guy and seemed to know a lot about the economic development of his market. Any input BP?

Any other agents that come highly recommend 

I think North Carolina might be on my short list for out of state buy and hold BRRRR

wow. Im a GC here in California. California state law is 10% or $1000. which ever is less. What a difference

@Jerry Padilla  Thank you.  I should have clarified.  80% is my max, because I am willing to leave a little cash in the deal. 70% would be ideal, and quite honestly a dream come true. Thanks again

Hello BP,

Im looking at KCMO. buy and hold as an out of state investor

First off id like to ask for opinion;

is the 1% rule with 80%ARV BRRRR method possible? I would be paying cash up to 125-150k all in. Id be open to SFR but would prefer MFR. GO!

Second off Id like to connect with any and professional in this area.

@Jonathan A. I cannot understand why you wouldn’t be paid for your efforts as the contractor, unless you agreed to furnish all Labor and materials as your investment, free of cost to the other investors. If you were not an investor would they expect you to not make money, and show your cost break down AFTER signed contract. I’d hold my ground but work diligently to settle the matter outside of court. I am reaching out to an out of state market. I’ve spoke to a few realtors in the area I’m considering and one who seemed the most knowledgeable said that 10-15% vacancies are the norm but he recommendes out of state investors should make their plans based on double that number so 20-30%. Seems way high to me. What are your thoughts. Btw I’m targeting B class neighborhoods. Thanks
