If you think hard money is expensive, private lending will likely take your breath away. As is mentioned above, if you are a wholesaler, double down to complete an extra deal or two and take the capital to do the flip with a hard money lender.

Disaster is as easy as any of the others. Look at the county jail lock up records. Felony charges and DWI's are certainly disasters...

I'd recommend you also include some factor of distress. The 4 D's -Divorce, Disaster, Default or Death. These are the ways sellers become "motivated". The limiting factors you use are the screen for the sample.

Make sure the agent you choose is also an investor. There is a major difference between someone who invests and one who simply recommends investment properties. Experience is crucial to success, especially in a market where high prices limit or disallow cash-flow. Good Luck!

@Mike D'Arrigo is exactly right. It's tough to get the 1% ratio in ATX but it's possible on investments outside the metro using homes with a lower price point. Rents in great neighborhoods like Teravista in Round Rock have a hard time realizing 1% but are close. Finding distressed properties and doing a bit of rehab is key to getting a decent return as well as forcing equity.

Are they looking for something that cash-flows or are they seeking appreciation while a tenant helps pay down the mortgage? There are plenty of properties you can buy for <$300k but very few in that price quantum that will yield cash-flow. Area rents do not support prices this high. I'd sooner recommend they find something outside Austin in the suburbs for half this price and buy two! Or a multifamily property...
