Thank you @Account Closed. Each day is a learning experience. Nothing can be considered legitimate as far as tenants are concerned and it always comes back to harm the landlord.

I received service dog certification papers last week on a pit bull. They exist. Have never had a problem asking for them. What's more interesting is @John Thedford's comment regarding the service dog not being a pet. He's right - thanks for the tip. Very interesting....

I replaced my own last year and had an HVAC contractor come handle the start up. By doing it this way I was able to save several thousand dollars (compared to what my neighbors have paid). Check locally and online retailers to determine the best deal. I use AC Wholesalers but there are several others. I went with a Goodman unit on the recommendation from my contractor. It was the unit originally installed which I was able to keep going for 13 years. They are supposed to be more likely to have repair parts for in the future where the big-name units are obsoleted necessitating system replacement when a part could fix the problem if it was available.

Jegan - unfortunately you have not provide enough information to allow an intelligent response. Are you talking about land in Malaysia or the U.S.? What are your specific goals for the property?

Also consider the proximity of other SS facilities operating in the area. How close are they? What is their occupancy level? Will the market within a 5 mile radius support another 53 units and allow you meet or exceed competing properties occupancy level? Is your facility better suited for residential use or for small businesses? Will seeking a different occupant market allow you to thrive?

Initially, you will likely need to offer rental premiums to get it filled up. That cost will also need to be factored into the purchase price well covered by George Fritz earlier.

Find a brokerage that does what you want to do. The big-box shops pitch education but the education they provide typically won't get a deal done in the REI world. It may work as retail real estate 101 - far different from what an investor needs. Take the time to get to know your future broker and look for someone who is willing to mentor you.

It is my understanding that a landlord can't deny a (legit) service dog. It seems to be a loophole that many tenants attempt to exploit to either have a pet where not allowed or to have a pet that would otherwise be denied due to be on the aggressive list. If the pet actually IS a service animal it will have certification paperwork which I encourage you to demand as part of the application. (Many so-called "service" dogs actually are not.)

I agree with @Brent Baumann and @Omar Anderson. For my Florida license I have found that using the Bob Hogue school is a fast and affordable way to meet your education requirements.

Before you begin, determine why you want a license, your goals are and what you personal competitive advantage is. If you can reach your goals without a license, don't bother. A license is expensive and a PITA to get and keep.

I don't believe any offices will pay for your exam or education. If they did it would be a violation of the independent contractor regulation - something no office would want to do.

@Joe Ferguson it all depends on the septic requirements the county has established. Here in Williamson County it is only one living structure per septic system, per 1.0(+) acre, which can be a SFR, duplex, 4-plex or apartment. Just north of us in Bell County the land requirement is half that of Williamson. It is all based on the soil makeup in the area. I presume that counties to the east which have more sand in their soil might have easier restrictions. It depend on where it is done as the regulations vary county by county. I assume you intend to build outside the city limits which will leave you at the mercy of the county's septic regulations. Since you are probably in Williamson County the limit is ONE residence per subdivided acre. If you are lucky enough to have it considered commercial, then you can have as many units as meets the projected flow rate of the septic system installed.
