@Pope Lake Hi I am a broker investor here in metro DC. DC VA MD are Very different. I personally won't invest in DC and the reason is that there is NO landlord rights here. yet if you want to play appreciation, this maybe the place since waterfront southwest is a huge hit.

For MD, it is called landlord friendly here in BP yet this is a state that produces professional renters, who rents and knows ways how to pay no rents. There is redemption period in MD, so if they know what to do, it could take 6 months to eventually evict a tenant. Plus jobs in MD is not as good as in northern VA.

In northern VA, about 21 days to evict. Landlord friendly yet price is higher than MD, only a place or two you can get positive cash flow here. Yet very safe place with extremely high quality public school system. Although price is high it is hard to say it would drop. Economy here is pretty good with tech stuff government contract and coming Amazon HQ2.

You could bet on Tysons area the power CBD here, gap between brand new condo and older ones are not logical, eventually old ones will go up, but no cash flow here. Or further out for cash flow.

Location is very personal choice. I won't invest those midwest places, I prefer south. Yet plenty of people made money in Ohio etc.

My answer is NO. very hard for you to unload this property since condo fee only goes up.

Block by block makes sense. Yet any idea what kind of tenant ( job etc) would generate in those elementary school ranking as 4 or 3? I have never invested in any of those type of areas.

If recession comes down the road, it would be nice to have nurse as tenants or plumbers or HVAC people.

Just curious, in Columbia SC, if investor buys a SFH lot, is it OK to build a duplex there without zoning change? If zone change is needed, is it easy or hard? Personally I feel 6% over 4% is ok with investor if cash flow is good.

@Joseph Johnston Hi there, I did a quick visit of multi-family in myrtle beach area this year. Honestly I feel it is best to invest SFH there, since I feel you could get much better tenant profile in SFH than MultiFam, unless it is duplex on ocean block.

@Eric Luzier Hi, I passed by candem NJ by mistake. I personally would not invest in democrats controlled states, in that case the landlord rights is low or none. In Metro DC, VA is the best, DC is the worst, MD is in the middle still not as landlord friendly as VA. Lots of people still own properties in MD though.

@Will Gaston Thanks a lot! I recently purchased some property in Norfolk for student housing. The room rate is lower. I plan to specialize in this area, and will visit different locations if possible.

I am not sure I will be in short term rental. What is long term rent rate for your property? I may be interested

@Will Gaston thanks for the info! Price is good here! In Philly, $650 at edge of student housing area. Plus rental permits.

Will completely remodeled old house charge similar rent? like $650-750 per room? 

Is walk-in or biking to school high desirable? In Philly Yes, parking is pain. In norfolk, sort of, I would say nice to have but not abs necessary.

Columbia sounds like better deal.
