 I'd consider looking into multi-family homes. This will increase the bang for your buck and mitigate vacancy problems. With 400k, assuming regular conventional financing, you could get 8 duplexes for 200k each. This will allow you scale very quickly. Additionally, if you invest in a market that is experiencing rapid expansion in the economic base (like Columbus, Ohio), you'll be able to refi and get into commercial much more rapidly.

 I'd suggest investing in Columbus, Ohio. There are a significant amount of investment opportunities here that meet or exceed the 1% rule.

He could use these funds to either purchase something in cash that cash flows more than the HELOC payments, or use the funds to buy multiple cash flowing properties by putting 25% down. There are a ton of strategies he could use this amount of capital for. I'd suggest he connects with an investment friendly agent in Columbus, Ohio who can present cash flowing deals by him.

 Unless you have a partner in the US, most lenders will require you to use 40 - 50% down payment. So unless you would be buying cash, I'd suggest finding a partner in the US to make investments with.

 Sounds like you're already pretty far into this, but next time you should get the EIN, open the account, put your funds into this account, and complete the purchase from the account you just established.
