I’m also interested in knowing what everyone uses for collections. Do you just send out emails or go the next step by making calls and text messages? Are there any good vendors to use for these services?

Currently, I send out invoices on the 15th for the next month's rent and then a late payment reminder after the grace period.

Depending on the shape/condition they can range between 6-10%, with 10% being the industry standard.

I once purchased a facility from a court order auction with 0% occupancy and there were no financials. The bank who financed the deal, did an "AS IS" appraisal which covered the purchase price.

As for the Kiosks, I am not personally a huge fan.  They were nifty 10 years ago but with the advent of smart phones and online web portals, they don't offer nearly enough in my eyes to justify the cost.  We manage all our properties with ZERO employees and ZERO kiosks.  Why shell out $8K-$20K plus monthly maintenance on a kiosk, when your customers all carry the functional equivalent in their pocket...that they pay for:)?!!!

Any recommendations on software to use for managing multiple properties?  

Right now I utilize Sitelink for both of my facilities and I'm thinking about adding Insomniac machines. Do you have any experience/thoughts on them or any thing else to help with remote management?
