@Kevin Shorter I have had success with small local banks.  These banks write loans and keep them in house (portfolio loans).  Once you develop a relationship they can be a huge benefit for a buy and hold investor.  Good Luck!

@Christian Hansen I've watched all of Ron Paulk's videos.  I'm very impressed with how much attention to detail he gives to his work processes and how much he is willing to share with others.  I've saved consider amounts of time using many of his tips.  I'm currently finishing up his workbench and may take a shot at building out a trailer.  

I enjoy doing certain portions of the work on projects myself.  However, it's extremely frustrating that now matter how much planning goes into a days work, I still forget multiple tools.  It's just impossible for me to anticipate what is needed during a days renovation work.

Welcome Anthony!  BP is a wonderful resource.  I highly recommend listening to all of the podcast.  To be successful at wholesaling you need to know understand what an investor is looking for and what an investor will actually think a good deal is.

I do a lot of my renovation work myself or run crews who complete the work for me.  So much of my time is spent loading / unloading  / and forgetting tools.  I'm always interested in secrets or processes others have developed which make their work more efficient. 

I thought I'd share a gentlemen I came across on YouTube.  He walks you through his detailed design and construction of what he calls his mobile tool box.  I'm working on building one of his work benches now and plan to start on the trailer between projects.  His name is Ron Paulk.  You can find his videos here. www.youtube.com/user/crpaulk

What are some methods others have developed?  Anyone else have an enclosed trailer they use for tool storage? ...or have possible converted to a mobile wood Shop?

@David Begley I resisted quick books for quite some time. I've been using it for the past few years and should have made the switch sooner.  Spend $99 and purchase the book from http://landlordaccounting.com/. The key is setting it up correctly and these folks have already figured it out.  Why try to recreate the wheel.  I followed the book to the T and it worked out great.  To get the most out of the product there a few tips they give that you would not think to do on your own. Plus they give you a detailed chart of accounts. 

Btw.....I have no interest in the company.....just benefited greatly from their product.  Good luck.

I need to buy the infinite lifespan type you are referring to above.  This has not been my experience at all.

@Jason Wiles The ability to replace homes is the first thing I check. If I can't replace them, I'm not interested in the property as a park.  Without that restriction, it's a deal!

 That's awful.  I'm glad they didn't get more.  As they say, when seconds count, cops are only minutes away.  A good reason you can't solely leave it to police or others for your personal safety.

I have always looked at gross rents...$50,000 that will rent for $1,000 or more (2%)

However, I only use this to initially get a feel for the deal.  I then run all repair and operating expense numbers and see if I can make it worthwhile.
