 Matthew, I completely agree.  I certainly see the benefit to taking photos of the car, prescreening, scheduling multiple showings, having a quick way to call for help, having an attack pet poodle, etc.  However, when all of these fail me, I know that Mr. Smith and Mr. Wesson will leave me with a fighting chance.

This depends a lot on the person overseeing the work.  I run a couple of crews and know my folks limits.  If we get into minor plumbing and electrical work I oversee more closely.

I can't speak for your market or the particular deal.  However, in my market (Greer / Greenville SC) good deals sell without a problem and sell very fast. However, they're many folks who struggle to wholesale deals in my market.  

More times than not the problem is with the deal.  We have a lot of folks that see whole selling as the easiest way to start out in Real Estate.  They have no actual personal experience investing or rehabbing and do not fully understand what investors are looking for.   I would argue whole selling is one of the hardest entries into RE and takes a very broad knowledge of investing. 

I would focus making sure the deal is solid and the investors will find you.   Good luck in your work!

For the landlords that show property to tenants, I'd like to know what steps you take to increase personal safety during showings.  I typically have success finding tenants by posting listings to craigslist. However, with the increase of violence target at Craigslist posters in my area, I could see some fool mistaking me (landlord) as an easy target. 

I personal allways conceal carry during showings and try to stay aware of my surroundings at all times. However, I'm very interested in what steps others here are taking.

Just because your house is treated and then inspected periodically does not gaurentee that damage will occur. This only lessons the chance and usually provides some type of bond against damage.  Ask the seller to fix or give some type of concession.

@Dave Fontana would you happen to know what the property address of the apartment that was purchased in Spartanburg? I wouldn't mind riding by to see what the place looks like.  

I'm generally not a fan of apartments in Spartanburg, especially with a 6-8 cap rate.

In my area you will pay 2-3 times as much for trim at Home Depot or Lowes. I always pickup trim at my local building supplier.  I use finger jointed primed base board on my rentals as it seems to hold up much better to abuse.  I never never use MDF in the bathrooms.  Good Luck.

The shower glaze - no. We have a couple of units in the same condition, and it's noted on the lease when they do the walkthrough. They are not held responsible, but we will not reglaze during their tenancy; at least not for a couple of years unless it gets worse.

For breaking the tiles, she would have to pay for the repair.

If her lease is ending in 2 months, simply don't renew it. Fix the stove, the skim coat and consider glazing the tub for the next tenant, but clearly this tenant is just looking for things to complain about and it won't end. Give her the proper notice and say goodbye.

I agree with Aly, give her notice that when her lease expires you will not be renewing. I have had these types before and you can't please them.  There are too many good folks out there to put up with her.
