Thank you everyone for the replies. I’m not new to real estate I guess I just need to narrow down where I want to invest. Im looking more for the monthly income to supplement my mortgage here in Ca. I’m going to need to narrow down and find a realtor in that area. If anyone has any references feel free to reach out

Hi BP,
I have some experience with duplexes and rental properties here in California. I am looking to get into out of state multifamily properties. As many know it is hard here in California. I am looking out of state for a better monthly ROI to help supplement my own mortgage/passive income. Any advice and tips would be greatly appreciated.

Thanks for the insight @Samuel Weaver. Just curious, converting the garage into an ADU how much on average would that cost. I'm thinking in Lakewood that would be my best bet because I am currently wanting to buy to live so maybe converting to ADU would be my best bet for now.

Thank you @Matthew Forrest and @Jon Schwartz for your in depth information. I think it’s important for me to get my house first. The problem being is I’m looking in Lakewood area and there isn’t many multi family homes in the area. I wouldn’t mind Long Beach either but it is really pricey. I appreciate the info though I will definitely keep all that in mind.

Thank you I appreciate all the information. I think I'm leaning towards a fixer upper as my primary to start and then take on another property in a year or 2.

@Alex Grosvenor Thank you for the tips and information. Yes living in California it is probably easier to start near me rather than out of state. I'm hoping to eventually spread out to other areas and build my portfolio.
@David Eiges Yes I've also been thinking that is a good option as well. I am looking in lakewood currently and haven't found many deals. Any tips for finding fixer uppers or maybe foreclosures if any?

Thank you Nicholas I have been definitely doing my research. Looking for all opportunities and hoping to start building my portfolio. Appreciate the info. How is the market in Dallas? Very pricey here in California. I'm not opposed to investing out of state if I can get a better return. I have the resources I just need the right deal to jump in.

Hi BP I have a dilemma and looking for help. I'm new here and looking for a little advice. I am in the market to purchase my first home but I'm also looking to build my portfolio. I have about 220k in cash and excellent credit. I am currently looking to purchase a home in Lakewood, CA. Is there any house hacks in Lakewood or any suggestions on how to purchase a single family residence while also purchasing a rental property. I am all over the place and not sure where to start my investment. Any help or direction is appreciated. Also interested in investing in house flipping. Like I said I'm all over the place so just looking for a little direction. Thanks
