@Cory Jones if you think the price range will be in the low 20K you should consider selling it with the tenant already in place.  Just make sure you are able to provide rent rolls and a copy of the lease.  Also please note that at closing the rent for that month will be prorated and the buyer will more than often what the security deposit on file credited to him.
