Talk to Planning first @Shahriar Akbar or you can take a look at the zoning code on development standards or permitted use etc. No need to hire an attorney, at least for now.

Yeah, @Damon Wong I would almost evaluate these funds like you normally would but they happen to be in a QOZ similar to @Jim Kittridge said. The business plan and operator has to be sound. The downside is you are pretty much committed to it for 10 years so make sure the sponsors have plans to refi or provide liquidity for you to pay your actual tax bill on April 15, 2027. You can technically sell it and roll it into another fund within a year to maintain the tax benefits but it's really hard to find these properties that investment sense as well.

 Yeah it should be. I've seen the pricing for both prefab and traditional build. I haven't done a detached ground up yet; usually only do garage conversion.

Prefab ADU similar to regular construction @Brian Larson is it's faster to finished product and you might save about eh... 15% give or take on the hard costs. The downside is that it's one size fits all. If something is off a bit or doesn't quite match site condition it's very hard to send it back to the factory to have them rework it.

I checked w/ our in house attorney on owner occupied just cause eviction because I had a client that was buying a SFH w/ tenant and she said it's not covered under the current moratorium so you should be ok but I'd seek your own counsel and double check. Hope that helps =)

You should be able to do bring it up to code and get it permitted @Ben Lue esp under ADU laws. Will require some patience and elbow grease maybe. Good luck! Lmk after you spoke w/ the City if you need architect and contractor referrals.

YES it will limit your buyer pool @Kevin Z. Look up @Chris Mason and see his responses to some of the other forum questions on this topic. I don't believe you have to modify or do anything with your loan now, but when you refi it does put you in the commercial category.

Where is this, is it in the City of LA @Ryan Passi? If your plan was to owner occupy one or some of the units you can use just cause eviction and the RSO spells out how much you're supposed to pay for relocation assistance. You might want to do that first before you transfer title to the LLC.

Long Beach is awesome @Jonathan K. The rent and density is there and they're pretty friendly to ADU's which is a great way to increase your rental income potential.

Why not consider NELA if that's where you'll be? Highland Park and Eagle Rock are great areas.
