Glad to hear it went well! I'm sure performing the renovations yourself helped you realize what is and isn't worth contracting out in future flips. Also, you'll be able to recognize when contractors are trying to overcharge you. Hope you can find another one soon!

It can definitely be tough to find deals in San Antonio, but they do exist all over. If you don't the time to find deals yourself, I would start connecting with some wholesalers, realtors, etc. Your criteria of $120k all in should help narrow down the deals that will come across your desk.

I agree with @Rick Pozos, it's hard to point you in the right direction without you providing some information. There are tons of seasoned investor in San Antonio all doing all sorts of different things.

Hey @Michael Guzik thanks for the comment and warm welcome! I have heard very similar things regarding San Antonio's hot market which is making it tough for investors. I have already began reaching out to different agents, lenders, brokers, and wholesalers but am definitely trying to build solid relationships. I'll be sure to narrow down my target market to something very specific. I appreciate the advice and hope to see you around!
