Post: Who to mail yellow postcard to?

I started my investing business and started to do bandit signs, but I also want to do yellow letters or post card. I have yet to know the response of either and would like to do both as my marketing campaign but I want to know who do I mail them to? Do I just mail to anyone or a certain group(absentee owner or vacant/inherit houses)? Where do I find people that are in need or is interested in selling their houses?

Gina, definetly join the 3 day work shop from Fortune Builders. Its really worth the $197 for general information on starters. They teach you how to use OPM (other people's money) and PML (Private money lender). They teach you how to wholesales and give you a whole worth of $10000s of knowledge. You can go to the free 2 hour seminar to get a better understanding.

You don't have to pay the 3 day work shop if you think it is expensive, but I have gone there once and planing to pay to go back, because to me it is really a good price and cheap comparing to many other seminar teaching (1000+). Joining the 2 hour free training is good also. Remember this, when you go to a seminar look to see what you can get from it. Many people are narrow minded and ignorant and complain about how the speaker only talks certain thing that they know about. Before hand they will tell you in the free 2 hour speaking that the 3 day workshop. They will teach you techniques and skill that is worth more than 10,000s of dollar.

I would like to know the group name also, because I have attended a seminar in which it cost 1200 for the 3 day work shop but if you attend the 2 hour seminar they would only charge you $197. To me $197 for the 3 day workshop was really worth it... I agree that self-education is good and all, but it is hard to start without any small guidance. Especially when there is so much about real estate investing that you have to know. Not only that but you are investing your money and assets. 

If you would like to attend a seminar to help boost some general knowledge and words of encouragement and some technique about wholesaling you can attend Fortune Builders "Find and Flip" event. Although after the 3-day seminar they offer course that cost around 20k-35k (where you can join and be a student with 3 other people to help pay for the course). To me its not worth it to put out 20k-35k, well at least for a new investor, but the 3 day work shop is worth in my opinion.

I am a new investor but classes that I took and attended a lot of seminars seem to give the same advice as Simon Shih. If it has cash flow, and is in good condition for renting, don't sell it. Just simply pull out some equity and use it to flip houses while you can keep the cash flow.

Hey everyone! I am a wholesaler in Gwinnett County Georgia, I am looking to build a buyers list so that I would be able to contact when I come across a property in which we can make profit from.

I would love to work with cash buyers and quick closing investor. If there is anyone out there that is willing to network with me, that would be great!

 Are you talking about PML??? You don't really need to split 50/50 if you are looking to find a Private money lender. From my understanding, If you know what you are doing and have a complete layout and blue print of the house you are flipping it shows that you are capable of succeeding, just go out and find one of those lenders and have them take a look at your blue print then they will have confident in investing you. In return you give them 6%-12% interest. In fact you can give them a bonus after to build the bond between you and the PML. So that he would be ecstatic and would most likely work with you again.

If I found a vacant property and it was passed down to the children of the owner, how do I put the property under a contract if the inheritor is in a different state or country?

Updated Information*

I went to my City clerk office, basically the house is nearly impossible to own. The story is the owner passed away 2 years ago and has medical bill that he could not pay for in which he signed his house over to the hospital or the creditor. One thing is the creditor may have forgotten about this house because the owner is a senior and does not have to pay property tax. And the house have not been updated at the court house, so the house is still basically under the owner who have passed away.
