I have a solid rehab opportunity for anyone who is looking for a big project with large returns. This house was built in 1909 and has been completed gutted on the inside. Someone started the project several years ago but never finished. Roof, siding, doors and windows all are in pretty good shape, but the interior needs a ton of work. Estimated rehab costs from a contractor I just sent out there are around $80k. Purchase price is $65k and ARV is between $190k and $220k.

A cash purchase would yield profits of $40k - $70k with an ROI of 27% - 47%. This will definitely be fit for someone willing to take on a big rehab, but the potential rewards are there.

Post: Seeking Buyer for Cashflowing SFR in Charlotte

This house has been renovated by an investor and is cashflowing pretty well for him.  He wants to sell it b/c he's trying to 1031 the profits into a new deal, and he is looking to close by August 15th.  The roof, HVAC and electrical/plumbing are in good shape.  Kitchen in fair shape and bath in good shape.  There is also a finished attic in the house

Excellent opportunity for a cashflowing SFR in an up and coming area. The rent to price ratio is estimated at up to 1.50% with a possible 10+% cap.

I have 3 to 4 SFR properties that I am working on getting under contract in Charlotte, NC. The rent to purchase price ratio ranges from 1.3 to 1.6% with cash flow of up to $300 - $400/month. 9+% cap. 3 of the properties are 2/1's and 1 is a 3/1....all around 1000 sq. ft.

I'm working on getting the properties under contract so am waiting to provide the property addresses.  The seller wants to get rid of all 4 in order to do a 1031 exchange for a large commercial deal, so ideally looking for an investor who wants to buy some/all of them.

@Alex Franks - thanks for reaching out. I'm actually heading to one tonight through Charlotte Metro REIA on wholesaling. As you said, it seems like there are plenty of them in Charlotte and the surrounding areas. Hopefully I'll see you at one!
