I used hard money for the first deal I ever did and it worked out well with a few hiccups along the way due to some inexperience.  Hard money is expensive but can be a good tool to use if you are unable to raise private money. Run your numbers, and get yourself a reliable contractor that can come in on time and on budget.  The one issue I ran in to was that I was unable to refinance the property (was holding as a rental not a flip) as soon as I wanted to and that can get expensive.

I agree with @Tyler Hogan on this one.  Temple in located right on the I35 corridor, is a nicer town than Killeen, and is seeing a good amount of new development in the area.

Always revert to your numbers and the evaluation of the investment.  If it meets the criteria for a good investment at 310K, you are accounting for all expenses correctly, and the property is truly turnkey with no major capex in the foreseeable future then by all means go for it.  

Why do you think that 310K is overpaying? Was your 290 number just trying to hit a home run, or is that where the numbers actually make sense?
