It seems to me with the parks that are on the market there are super awesome ones (with some heavy price tags) or ones that are distressed that are capitol intensive. Either are barriers to entry in this market. Finding some off market deals or make some connections to some other owners I think is the only real way to go.

@Mike G. I had a wholesaler send me the deal. Some people jumped in front of me but because of the owner fixing to lose it because the taxes not being paid and I had the cash to close quick, I was able to grab it up. It also helped that the park was only about 2 1/2 hours from where I lived and I was already familiar with the area.

I don't think cozy is a scam. However by their own admission the payments can take a while (they have a service that you can pay for to get your payments quicker). I almost went with them when I was looking for property management software but elected to go with another provider because I didn't want to get used to using their "free" service because I knew it wouldn't last. Well low and behold now they have been bought by Costar, I imagine there will be several changes in the coming months.

I started last year before I turned 39. I'm now 40 and have 7 single family homes and a 19 space mobile home park and I'm not looking to stop.

Make sure in looking at other park rents to keep in mind amenities that the other parks might have that yours might not. If you didn't have any other plans for the park, renting out the spaces available seems like a no brainer. Then if you like it or fill it up easily, start building out the other property to accommodate more homes. With an empty park the hardest thing is getting houses in. Visit area mobile home parks and let them know that you have lots available so that if they have customer that needs a place to put their home they can refer them to you. Also you might consider buying some homes yourself from parks or off craigslist. If you do this I would suggest not spending too much and then doing a "rent to own" for whoever moves in. Be sure to do background checks.

You could do several mobile homes on it, maybe turn it into a mobile home park.

I figured it wasn't single family housing, but that's still an extreme high growth rate, keep it up!

@Collin Schwartz Congrats on making the leap! It's amazing what hard work and determination will do. Did you mention what kind of deals you were doing to get that many doors that quickly? Some form of multi family I assume?
