I had to take a stand on this with some tenants that I inherited when I purchased a house. They nit picked everything, but it was hard to tell them know since I jacked up their rent and they paid so good. They called my wife one night wanting us to spray because it was "obviously" fleas. We told her that we have a can of bug spray she was more than welcome to use, she declined. After that her roommate brought their rent checks that month my wife asked her about it, she said I don't know what she was talking about and that she personally didn't see anything. Ever since then they have been model tenants only calling on serious issues and handling everything else themselves. Their lease says that anything under 200 is their responsibility.

Since becoming a pro member I have utilized the tools constantly. Had I found them earlier I probably  would not have purchased some of my rentals, as you've said its easy to forget something. I have used the files created from the tools to close a flip that I'm doing with the bank. I found TenantCloud as a result of reading the forums and use them for my rental properties.

@Kevin L.  Yes so that was just the 1st payment when I started using the stripe service. it now takes 2-3 days. Much more acceptable. I will give this to the tenant cloud service, they are super responsive and try to be helpful on any issues I've had. For what I use it for buildium was overkill especially for the price they charge.

I think that @Greg H is correct. It's just a home path mirror sight that tries to charge you. I don't even think its very up to date I saw a few local properties that I know were already sold and off the market and they were saying they were still available. Where as auction.com and home path are free.

Thanks for the input, I didn't mention that house 2 is closer to me than house 1 and initially I was thinking of self managing. But it is always tempting to overlook the decline of the neighborhood of house 2 and just look at the monthly cash flow.

I've got two deals I'm looking at but am only going to do one or the other and wanted to get everybody's thoughts

House 1 has

1) Has three units

2) Cash flows about 300 a month

3) In a city with a real estate market that is starting rise and with it being a block over from the historic district stands to be in a good position to have good tenants and some good appreciations

4) probably will need a new roof in 3 years

House 2 has

1) Has 3 units

2) Cash flows about 600 a month

3) in a declining neighborhood

4) Brand new roof and central AC Units

Which one would you all buy?

I like TenantCloud, user interface is nice and problems are usually handled promptly. Cozy is nice but they don’t have an app and they don’t syndicate to as many websites or give you a business website. I had also read about long wait times for rent money being deposited. But I like both of those. Cozy syndicates to Realtor.com and TenantCloud doesn’t. So they both have their pluses and minuses. Rentalutions was easy to use but they had no landlord app or way to capture expenses like cozy and TenantCloud
