Hi Marion,

I am sorry you are having troubles with your first few deals. Stick it out, it will get better. One of the things I let my agent(s) know that I only want deals that can close in 15 days or less (motivated sellers only, and yes their is way to find them with agents) and in each of my contracts I have no contingencies (you only want to do this when you are very sure about that deal) I found out that other agents like the fact that the deal can be close without any hold ups such as inspection period, approval by partners or financial approval and the list goes on. So, if you are sure of the deal and you think their isn't nothing wrong with that property try without contingencies. BTW, having cash helps to. Letting the selling side know that you can close in 2-5 days because you are closing HARD with cash makes you stand out among the rest of the investors that has a lot of RED TAPE on the contract.

Looking for a great CRM system I'm using freedomsoft right now and it's great but it's lacking some stuff such as saving past leads and responding to them later in the future (auto reminder to my iPhone) I heard great things about salesforce,podio and base but I'm not very good at the tech stuff any suggestions would be greatly appreciated

I will add to the previous post...look for agents that works with investors...in my experience many agents (not all) only want to work with folks that has cash on hand...many will not look at other options to receive their commission....I work with many agents and my standards are very high...KEEP UR WORD and don't take all day to return a phone call
