I know it probably doesn't help you but could help someone else out there. 


That makes things easier! Are there states that actually have laws banning municipalities from passing their own ordinances? Or was that more a generalization referring to states with overall laxed sentiment towards STRs?

Maybe create a free service, for those that are not using your management services, to come and review their STR
for safety, procedures for help etc.

Might help drive some business toward you but also show the municipality that you are taking an active role to help non clients make their STRs better for neighbors.

Exactly. People have been vacationing in the area for generations before Airbnb. There isn’t a big hotel presence in the area, so vacationers are reliant on direct bookings and online travel agencies. I find that most towns just want owners to rent responsibly, which I can understand. Thanks for your insight!

Hello BP!

I own a local short term rental property management company based out of the Jersey Shore. We mostly operate in Seaside Heights, NJ, which is a beach town that is tourism driven. We are rapidly growing and are handling the scaling well (which should be the most difficult part). Just wondering how other STR investors navigate the tricky areas of municipal regulations on STR's through ordinances. We attend local town meetings and have great relationships with the towns we operate in, which seems to help a great deal, but it still feels like STR's are at the mercy of decisions made by local governments. Just wanted to hear out other STR owner's experiences with navigating these ordiances.

I own a STR management company at the Jersey Shore. We recently launched and have 7 units under management. We have found the most success through local Facebook marketing so far. Hope this helps!

Hey Alba, if the area is a good fit for STR's, as mentioned by other contributors, it would be wise to hire a local property manager. Having cleaners is great, but there will still need to be "boots on the ground" people for town inspections, repairs, responding to guest emergencies, taking out trash, etc. Reputable full service property managers will also get your place "airbnb" ready furnishing/designing the unit to make it ready for guests. Expect to pay in the 20% range for full service property managers. Hope this helps!

Congrats on the purchase Greg! 
I manage multiple units so I use Hospitable. The automated guest messages as well as the smart lock integration is worth its monthly price, which is much cheaper than other PM software. It also integrates with price labs seamlessly. When I had a single unit, I stated with just using Airbnb and VRBO with synced calendars, which works fine, but it’s just a bit more time consuming. Hope this helps and good luck on your journey!

Hey Jessica, 

I have STRs in NJ and have realized that if the house does not look like the listing photos, it usually leads to a poor guest experience which could lead to bad reviews. As others have recommended, get the house 100% ready and then take professional photos. Hope this helps!
