Hey Dominic, I have a STR in Seaside Heights because of the revitalization there as well as their relaxed STR policies. They do not have a minimum night rental so it does well throughout the winter. I find that many people don't want to rent for 7 nights (other town's regulations) in the winter when they are traveling for a wedding, business, visiting family, etc., so it outperforms in the off season because of the lack of decent hotels in the area. The peak season, like the rest of the Jersey Shore, is going to be pretty much 100% occupied if operated correctly. I also own a STR management company and manage 7 units in the aarea. Jersey Shore is a great option if you don’t mind being about an hour from NYC. Most shore towns are growing rapidly and becoming more popular for vacation travelers.

I use hospitable here at the Jersey Shore and it seems to be the best for the price point. I started a STR property management company and after onboarding a few properties, it continues to work seamlessly.

I started using hospitable for my personal STR due to the price point. I am accustomed to the platform and implemented it in my newly started STR property management company at the Jersey Shore. I have onbaoarded a few properties so far and it continues to work seamlessly.

@Jason F., I own a short term rental in Seaside Heights which went live this past summer. It performed great in the summer and is continuing to perform well in the winter. I keep it listed as a short term rental all winter to avoid issues like Dale pointed out with guests refusing to leave in the winter. For November 2023, I am 70% occupied, which I am pleased with. The biggest trouble with managing it is the cleaners. It is difficult to find reliable cleaners that will show up when scheduled and clean the property properly. Hi, @Ryan Santiago, I have a property in Seaside that I utilize as a STR. Although it requires more work than a LTR, I find that the cashflow is far superior. Many people are worried about winter occupancy, but if done correctly, winter occupancy can be boosted. For example, my property is 70% occupied in November 2023 right now. Hi Eileen, I find that many NJ duplexes don't cash flow on paper. However, since you are trying to house hack it's nice to offset your mortgage payment while enjoying the appreciation and amortization on the property. Many people search for strictly duplexes but overlook the other value add opportunities such as ADU's. Feel free to connect if you have any further questions.

A buy and hold BRRRR deal used as a long term rental.

This was my first investment property which was purchased using a HELOC against my primary residence which was later cash out refinanced using delayed financing.
