Cash invested: $250,000

A buy and hold BRRRR deal used as a long term rental.

What made you interested in investing in this type of deal?

This was the deal that introduced me to real estate investing.

How did you find this deal and how did you negotiate it?

It was and off market wholesale deal.

How did you finance this deal?

HELOC cash purchase which was cash out refinanced after rehab.

How did you add value to the deal?

Kitchen, paint, and new siding.

What was the outcome?

Value add with cash out refinancing to recuperate the money I invested.

Airbnb value add. Purchase price was $290,000 on an off market deal. $30,000 rehab with an ARV of $400,000. This unit operates as a short term rental in the popular Seaside Heights beach town. A classic Jersey Shore play!

What made you interested in investing in this type of deal?

I wanted to explore the short term rental field due to the high levels of return.

How did you find this deal and how did you negotiate it?

It was an off market wholesale deal with a lot of demand that I was able to secured by my network of influence.

How did you finance this deal?

Hard money bridge loan.

How did you add value to the deal?

Cosmetic rehab- floors, kitchen, paint, landscaping.

What was the outcome?

It is currently listed on Airbnb and VRBO.
