"You Can't Make Money Investing in Real Estate!!"

I've heard this plenty of times as I'm sure many of you have as well, mainly from 1st time investors who tried it ONCE and failed, never to go for it again, or those who know it all and are not willing to step out and take a risk. 

In life we've all failed but it's those who get back up learn from their mistakes who go on to be the greatest success stories. 

What is your biggest mistake investing in real estate and what did you do to overcome it?

Buying investment property with cash can make the process easier, but is it better to "put all your eggs in one basket" or spread your risk and leverage your capital with a hard money.

I know what ARV is, I just want to know how you evaluate deals.

Some may strictly look at comps and place no value on upgrades others shoot from the hip. What ever your strategy I appreciate the feedback.

I can't speak for New Western but I can for my company. Are we perfect, no, but we sure do our best to provide the most accurate information possible. We even track our properties that have sold and have been resold and for the last 4 years since we began to track our numbers we've been on the average 100% accurate on ARV. The rehab we provide are estimates and we provide our investors with as much information to make a quality decision, while encouraging them to do their own due diligence. There is a reason my company has been in business for 8 years and continues to grow, we have 100's (yes, 100's) of satisfied and repeat investors. Failure for most investors comes from the lack of doing their own due diligence and then they turn to blame someone else for it (investors of all levels). Like I said are we perfect, no, but we do our best to give you positive information to assist in our investors making a quality decision.

@Hattie Dizmond well said. I believe the GDP of Dallas-Fort Worth is only 12% Energy. There were some great graphs in one of the Dallas Chamber of Commerce digital publications showing how diverse the economy is here (available for free online).

Having said that, it'll be interesting to follow the long term economic impact of the inaugural LNG (liquefied natural gas) exports of the US starting this February/March at the Sabine Pass port by the TX/LA border and other upcoming ports. I believe Japan and India are among the first clients buying US natural gas.

@Jason Utleycan you be more specific as to who you work with? I assume New Western or Net Worth (who I already work with). If it's someone else, then I'd be interested to be in your buyer's list. Good luck to you!

To Turn Key or not to Turn Key, that is the question. 

What is the better investment strategy? Buy wholesale and fix up a property to hold for a rental or invest in a Turn Key rental that already cash flows?

Thanks for the input! I've had several rentals in the past and it was always a hassle having to deal with maintenance. I always managed the properties myself so I guess having a property manager would help with that hassle.
