Post: Typical split for a 100% funded JV Partnership on a rehab flip?

I started out doing JV flips with private lenders. We were doing a 50/50 splits which was ok for the first few. After a while 50/50 got hard to swallow considering I was bring the deal, managed the subs, dealt with whatever problems arise, etc. Now I will do a 60/40 split but really prefer a 70/30 split. After your name gets out as being successful access to money becomes less of an issue. Get a little dough saved up and take on a hard money lender too. Developing solid relationships is a must in my opinion. Makes the journey more enjoyable and opens up more opportunities as well.

I often kick myself for not catching problems on the initial walk thru or under estimating the extent of the damage that I do see, etc. Seems to be a re-occurring problem for me.. But, I never seem to take the time for an official inspection. I guess it's back to the act fast or lose the deal mindset.. Did you have an inspection before buying the house? Would it have caught the water issue? Thanks for sharing!

The market in middle TN is smokin' hot right. Inventory is low and sellers seem to know it which drives their price up. Finding a deal on the MLS is increasingly difficult. Even the all cash REO junkers are going for top dollar. To me this means go look elsewhere.. Anybody got any creative solutions for finding properties off the MLS other than direct mail or SEO for your website??

I signed up with FortuneBuilders and followed the program. Didn't ask a bunch of questions just did what the coach told me to do. Yes, a lot of what I heard was the same info I had learned elsewhere. The difference was I DID IT instead of making excuses. It took me signing up to get me off the fence. Maybe it's because I had skin in the game?? Whatever the case may be it was worth every cent. I also spent a bunch of money getting an engineering degree. It's still paying dividends same as the FortuneBuilders program.
