My opinion is that they are a quality organization. I vote join. Do they make a bunch of money selling courses? Yes they do. Is it worth the price of admission? Yes it is IF you are ready to take action. If not then you are likely to become just another hater blaming folks because the deal fairy didn't knock on your door and hand you a ready made deal.. If you join be ready to work, getting the systems set up is the hard part. You will need to tweak a little here and there to fit your market as well as marketing budget. I can tell you from first hand experience if you implement the strategies presented it is life changing. Best of luck to you.

The way I see it you have two options 1) Flip your way out of the 45K debt. Shouldn't take too long to achieve that if you are focused. No money of your own for flips? Use other peoples money! Once you get the 45K debt gone then rent it even if you break even. 2) Short sale. My two cents worth is flipping your way past the 45K is your best option. Short sales have a negative impact on your credit. Personally I don't use banks for my flips but you never know, at some point down the road I might decide to do that so I don't want to close that door unless absolutely necessary. Best of luck!!

I normally tear off the old especially if it's obviously bad. You definitely need to get more estimates.. If you can PM me somehow I can hook you up with a reasonably priced roofer. No this is not solicitation...

35K!! Good job!! I'm sure you learned a lot thru the process as well, which is invaluable. Never stop learning! Now take your new found knowledge apply to the next one, and the next one, and the next one, etc. Tweak the process along the way and profits generally tend to rise. Yes, contractors can be a pain. Personally I don't even bother calling the big guys with the fancy building or the rusty pickup truck guys with adult beverage cans rolling around in the floor board.. I go for middle of the road guys that seem to have some genuine integrity about them, ones that I see I can communicate with. I'm quick to point out areas they need to improve in and quick to compliment them on a job well done. The ones that do good I keep around, the ones that create drama or just don't seem to care about quality get cut quick.. Develop a long list of contractors for when one you thought was a keeper turns bad, believe me it happens.. Networking with fellow flippers is definitely a good thing. You can reach out to each other when you need a second opinion, share contractor experiences, etc.  I agree with avoiding partnerships, most partners are like cute puppies at the beginning but soon grow into ugly dogs..

Samantha, I've been thru part of the FB program myself. At the time they offered a marketing package for much less.. It was good for me, well worth the money I spent, paid for itself many times over. I live in Murfreesboro as well. Give me a hollar if yall decide to move forward in REI.

Robyn's stuff works if you work it. It's not over priced for the content given. In fact it's cheaper than most. Not uncommon at all for me to have 4 or 5 flips going at once. I know guys in my area with typically 10 to 12 going at once. I use mainly OPM to fund so you don't have to be loaded to make this happen. You just have to be educated. So, don't be hating on somebody when you don't know what you are talking about. That's my opinion and I'm sticking to it!!

Hook up with a seasoned house flipper. Work your butt off for free! Ask questions, show him (or her) you are serious about making this thing happen! Stay away from nay sayers, you need positive reinforcement. The hardest part is getting started. Get a few under your belt and it gets much easier.
