Maybe switch 'em over to a month to month lease when it's up and like others have suggested raise the rent and add an incentive discount for on time & or online payments.

Hi Kelly! I checked that one out about 6 months ago and the listing price was way LOWER. This is a big project and if your budget and experience are low I would look somewhere else. Shame though, its in a decent place and it looked really nice before the fire. 

p.s if you do ignore the warnings, at least swing under 50k 

Hey Bruno, the price point for this deal would have to come down A-LOT or figure out how to bring up rents. At the end of the day rents always save the day and possibly this deal. It's not a bad location, call around other rentals in the area. Good luck!

At the end of the day what I feel is most important when analyzing a deal is accurate numbers and a good Percent on CoCR. If the return is 12%+ and it translates to $100 it MIGHT be a good deal. But if $100 translates to 2% return, then it might be better to invest in Billy's Lemonade stand across the street.

Great job Dan! I remeber driving by that house many times while it was being rehabed. It turned out better then I imagined!
