Hi Jeremy, I know what you mean. The Minneapolis market is hot right now. Even "bad" properties are selling high and fast. I'd agree with everyone else on searching for off market deals. Just stick to the numbers and remember this is a long term play.

Good job on getting started Marcus. As for your question... welp, that's the Minneapolis market right now hot hot hot! I may not have an answer to your question, but you can count on me as a customer.

I'm gonna piggy back on this tread because I'm in a similar situation. I have a duplex under contract and the idea was to do owner occupied, but it turns out both leases are very new and long term (13 months!) Has anyone ever been able to move a tenant to owner occupy the unit? From what I know now, both tenants are not interested in moving at all. Plus the rents are low for the area, so the cash flow would be tiny if I switched to investment property and waited them out. Thanks everyone!

Beautiful story Martin. I'm new to real estate investing as well and I understand the 70 plus hour work week that kept me away from my family (no bueno). When I turned to REI my wife became I a team and we also want to involve our kids. We've already submitting several offers on multifamily properties and are eager for that first deal. I don't have a ton of experience yet, but if you ever need any help or have questions I'd be happy to help. Good luck!
