I'm no private lending expert, but I know it boils down to talking to people around you. If you're looking for a guru course, you might try Jay Conner or Alan Cowgill. Probably plenty of Bigger Pockets talk on how to ask for private money as well - search the blogs, podcasts, etc.

So yes, the Local REIA is a good source, but so is any other place you meet people that may have funds, talk to your friends, etc.

Sounds like you need a hard money lender (based on hard asset - the house). The local banks are pretty timid about loaning money for rehabs.

The best option is private money. Talk to everyone you know.

There's also seller financing if you have some renovation funds.

As for local meet-ups, you might want to check out the main Pittsburgh REIA meeting tonight. 6PM networking and 7PM meeting - in the North Hills. There's probably a meeting announcement here somewhere on BP, but you can find out more at the website PittsburghREIA.com

There are a lot of sub-groups in REIA as well.

There are some companies (non-government) that keep private databases of such info. I want to say RedFin is one such company, but I may have that wrong.

A guy like @Josh Caldwell might be able to confirm that. Maybe he can chime in.

Check out the local groups in town to get connected with others doing the work. Pittsburgh REIA is a great one - has a main meeting and several smaller sub-interest/area groups.

@Alex Deacon is on the money. I wouldn't go looking for problems - particularly lead.

Radon, by the way, is primarily an issue in the basement. By that I mean if your bedroom is in the basement I would be more concerned than if it's laundry and storage.

Couple additional thoughts for you. $1000 rent is probably top end for a 2BR. Mt. Washington is a big area and there are some great spots that command best rent and some iffy spots that are not so good.

Also how confident are you in your $25K rehab number? Are you on the ground locally to look at it or are you trusting in someone else's numbers?
