I have tenants that try and take advantage of me due to my age, I'm 23 years old so they try all the tricks in the book to try and slide by on things. How do I deal with this, tenants that don't respect me because of my age but I own the property and I am their landlord?

My plan is to do a month-to-month lease so I can gradually increase the rent on my tenants and then when I get to the number amount that I like then I would sign a year lease with them at that price? Would this work

My tenants are giving me a 30 day notice, how do I properly give them their security deposit check back. and what if I find things that are broke and need to use the money to fix it. How do I prove they did it or keep track of these things?

What expenses am I obligated to pay as a landlord, I have tenants that think I'm supposed to pay for everything that breaks, and "that's the purpose of them renting." What would they have to pay for, and what are things that I would actually have to pay for?

I own 3 rental properties, besides me collecting the monthly rental checks and keeping track of all my receipts that are business expenses, how do I start my bookkeeping for when tax time comes and I have to hand over all the receipts and information. I have no idea how to do bookkeeping, besides signing the lease and collecting the rental check each month, and keeping receipts, I don't know what else to do?
