@Matthew Murray I don't see any reason to sell any of these properties (assuming that real estate is still something you're interested in). Property #2 sounds like a classic case of placing an under qualified tenant. It is always tough to keep a property vacant waiting on the right tenant, but 1-2 months of vacancy will shake out to be much cheaper and less stressful in the long run (speaking from experience). How many beds at property #3? How is the quality of your listing (photos, description, listing location, etc.)? Happy to review it and give some pointers!

Hey Juan,

I've seen a number of investors in the Triad building new construction towards Liberty where the new Toyota plant is being constructed. They are bringing over 3,000 jobs and there is currently not enough housing to support that influx of people. Happy to connect you with someone who has done it!

Hello!

I'm closing on a new property next week that I think would make a great STR. However, I don't currently have the bandwidth to furnish and manage it myself so I am considering an Airbnb arbitrage arrangement (signing a year lease with a host who will furnish/list as STR). Has anyone here tried this before? What provisions do you add to your standard lease in this situation?
