Easy answer yes. Professional photos make your property more marketable. Potential buyers can get a accurate vision of what they are expecting. 

As far as pricing shop around, compare price, quality and turn around time and choose based on your budget.

Hey Kristin, 

Most deeds should be recorded and it public information which can be found online on the county clerk website. That would be a good place to start. 

 I would recommend reaching out to a local title company and seeing what information they can get for you and how much it will cost.

Hey John, 

I would reach would reach out to some lenders to learn what their requirements for LLC credit, some companies require the LLC to be open for a certain amount of time. However, he best way I would recommend building business credit is the use of NET 10 ACCOUNTS.

Hey Brett good question, 

Wholesaling works if you have little to know capital and time to cold call. Fix and Flip works if you have capital to start with. I recommend looking at your goals and timeline in comparison to what each strategy will require of you. Depending on housing market in your state if you do fix and flips it may sit on the market longer than you'd like. I hope this helps you pick your brain some more!

Hey Mark!
Real estate will always be good investment because people will always need a place to live. I don't think you should leave real estate behind fully but maybe pivot your current stance. Instead of fix and flips look into buy and holds,  looks into different states, look into REITS but, do not walk away from real estate as a whole.

@Billy Anderson is that is the case, I would hold off on investing and build some more capital.  Since you are house hacking it is important to get a property you actually want to live in. Don't rush the process.

Hey Billy, there is a lot to unpack here. 

- No they would not necessarily pay 2x the rent. If your rent is overpriced no one will want to rent in the first place. 

- Depending on how the utilities on the property are set up tenant can pay their own. 

- Correct the point of house hacking is not paying full rent. With the market these days ( depending on your city and state) you may still have to pay something but it will not be full rent. Therefore, you will still be able to say and have more money in your pocket. 

- Ideally depending on the cost of a duplex, rental cost in the area and mortgage, you could list the rent at an amount that will cover the mortgage. For Example - Mortgage is 41,800 a month for your duplex that is 2bd and 2 bth - rentals in that area are $1,950 -  you can charge $1900 for rent and your mortgage will be covered,

On the other hand if your mortgage is $1,800 - rentals in the area are $1,500 - still not bad you would technically be paying $300 in rent BUT that is still a major discount plus you are building equity.
