Gotcha! Beautiful house!! 

A fresh cost of paint with complimenting colors for the window shutters. Maybe adding a little handrail along the steps to make it more accessible.

Hey Ezra, 

I always recommend updating  the Kitchen. As an agent, I have learned a kitchen can be a deal breaker for buyers. Also, what do the floors look like? If they are wood can they by spruced up to look new? Can you carpet be cleaned or pulled up  entirely? A piece of advice, go to come model homes near by and see what the newest aesthetics are and try to incorporate that into your flips.

Man welcome to the world of real estate. Even as an agent Cold calling can be overwhelming but it is a numbers games. Keep calling, calling and calling. Until they tell you "DO NOT CALL ME ANYMORE".  It takes one person to say yes to jumpstart your entire career.

Hey Kat! 

I would like to congratulate you on taking on the step to finical freedom! To start investing, I would recommend like minded people in local investment groups, webinars and meet ups. Talk to them and learn everything you can. Then I would recommend finding an investor friendly agent to help you find good deals. You do not have to become a realtor yourself, that will be additional monthly fees and responsibilities; however, if you are genuinely interest in real estate becoming an agent can be beneficial for you.

Your network is your networth. Find Facebook groups, webinars, books local meet ups and starting to everyone in the business. Learn what to and what not to do. Ask financing questions, locations, rentals, risk and rewards. Gather as much information you can for a few weeks and then sit down with yourself weigh out the pros and cons of everything you've learned and make the educated decision of which investment route will be the best for you.

Hey Chris!

Honestly, there is not definite answer to this. If you look at the history of interest rates 5% to 7% is actually  on the more normal side. I can't not say they will drop and if they do what they will drop to. I can say that there are ways to buy down interest points and buying smart. When  you notice a trend of the interest rates dropping paying attention so you can capitalize at that time.
