Hey Moises!
When we sign up to be agents we sign up to support and represent our clients. I Recco end finding an agent who puts your first, that represents you and provides your the necessary knowledge to make educated decisions.
with their refusal it could very much have been a miss in an opportunity for you. Don't waste your time on lazy agents.

Quote from @Timoteo Guy:

With most investors  self manging or owning property management companies themselves, how do you decide price per door for new clients? Thanks

 Hey!!

In my experience I have seems $90 per door be the starting factor for alot of management companies. They reduce the price as you get more doors or after the relationship builds and they realized they need to do as much for your property as far at customer service and maintenance

Hi William, it depends on the area and surrounding area. For example here in Houston, the east side has major gentrification plans which will bring that area from C to B maybe even A. Property taxes are rising, more houses are being renovated, and rent is going up slowly. If you were to buy in that area now in the next 3 to 5 years you will a very happy person.

Hi Yasir! I do not know exactly, but I think the only difference would possibly the amount of time for the notice before eviction. I would look up or even speak with other commercial landlords and see what their process is. Good luck!

Hi Febe! Congrats on becoming a new agent!

Definitely do your research. What needs to be fixed within the property? Are there any current tenants? If so, what are the lease terms currently? What would be general profit margin for you?

It also doesn't hurt to ask if there is anything the agent is looking for within an offer that might make yours standout more?

Hi Jesthen!

Land is a HOT commodity right now. A LOT of buyers and investors are buying land and building. How much land is the seller selling? What kind of land and is the land to your liking? ie: if you're wanting a ranch, is the land good enough for livestock? Is the foundation good enough if you want to put in a building etc?

These are all things to consider when buying land in or around Houston.
