When syndicating a deal, a good CoC return is considered to be greater than 10%. Are fellow syndicators aiming to achieve this as an average over the life of the deal or from day one of the deal?

For example: The business plan may call for lower CoC in year 1 and 2 while renovating units but may be higher in year 3 through exit averaging greater than 10% CoC, or must the business plan call for 10% CoC on day one forward?

Ultimately I would expect it to be through the life of the deal. What are people seeing syndicators doing to get their deals funded?

I completely understand that there will be all types of ways to tackle this and I'm looking forward to seeing what others are doing.

Hello Branden! You mentioned how you would add value to a partner. The value you already bring to the table is the fact that you are a contractor. You can rehab the project yourself can't you?

With that said, go to a meetup and just be you. Talk about what you are looking to do. Don't talk about what you can't do at this time with your current situation. I hope this doesn't come off the wrong way, I completely think you are asking the right questions here in this forum. 

At times you come off like you really doubt yourself. The current plan you have and vision for you and your wife is a great plan. Just do more research and attend some meetups. What helps a lot is talking about you vision with any and everybody. Invest in yourself and remove your doubt. Hope this helps and I'm looking forward to you landing that duplex. God bless!

Good work already @Michael Breedlove and its only natural to start thinking about scaling. I would start the search for the 5-10 units you are looking for but also keep looking for 4-plex units. If you are going to jump up into commercial multi have a standard of what you are willing to do if that deal comes across from your old criteria. 

So for instance you are looking for 5-10 and you used to look at all duplex, tri's, and quads... make quads the only thing you look at and what the right quad deal would have to look like for you to go in. If you happen to find a 5-10 before that then great. 

I always like to set a standard for the level I'm leaving while jumping up a level. Hope this was helpful and God bless!

Great question @Shanae Williams thank you for asking.

There are a few reasons why I do what I do everyday. 

First is my family. I want to put my family and myself in the best position I can possible. If I don't, I've failed them. 

Second reason is to retire with no issues or worries. I also try to educate my friends and family on this one but of course I always do tell them to speak to a professional (their CPA, tax person, or accountant).

Third is financial freedom will allow me to do other things that I enjoy the most. One of those things is officiating basketball games. Since I stopped playing, I really enjoy officiating the game. Keeps me connected to the game, growing in my abilities, is a reason why I work out because the kids age stay the same but I get older every year, and finally I want to be able to do it whenever I want. I love the flexibility and freedom. 

First two reasons propelled me to do it. The third reason kind of just came about. Hope this helps and yes there are days that I struggle like you do. I just try to reset myself and I'm trying to practice more journal-ing.

Both great responses. If you do go hard money, has to be 100%, unless you can afford to lose that money if all goes astray. Great post to get people thinking. Love that both sides of the argument are there.

Hello Sharon, the key is to keep doing your homework. Make connections and grow your team. What you are doing now is a great start. Dig deeper. Basically ask, "how you can go from here." Do that about 7 times till you have a selected the right market, team, and then you will have find the right investment for you.

Another option is to be the bank. Lend to other investors and get a return. That is a great way to learn as well. Plenty of ways to skin a cat in this game. Hope this helps and God bless!
