Happy that you are taking the steps and jumping into action. You would need to come up with the funding and won't be able to use a personal loan for the down payment.

We purchased it and my partner loves it. Knowing my partner, he would've created this same spreadsheet but it would've taken him time to get it to where we would've liked it. This allowed us to shortcut that. Worth the purchase. Hope this helps!

If your going to syndicate, make sure its a bigger deal than the normal 4 units you have in your current portfolio. Fees vary by attorney.

Unit mix: predominantly 2 bedrooms, with at least two, 2 bedroom units for each 1 bedroom unit.

Deferred maintenance existing on the property.

Vacancy rate higher than market average.

Located next to shopping and employment.
