Thank you for the info. Glad you are doing well with the week to week. Pretty cool you hit that niche within a beautiful place such as Cocoa Beach. 

I ended up getting a SF and we have tenants in there as we speak. Currently seeking multifamily apartments at the moment in these specific areas as well.

Looking for multifamily In Florida Brevard County area:

Between 20-150 units, will consider 10-15 if it meets our criteria.

Unit mix: predominantly 2 bedrooms, with at least two, 2 bedroom units for each 1 bedroom unit.

Deferred maintenance existing on the property.

Below market rents.

Vacancy rate higher than market average.

Located next to shopping and employment.

So did you end up applying for the mortgage first or HELOC. And did you use HELOC money for down payment on your first property?

Thank you Lana! Yes we applied for the HELOC then got pre-approved, and went ahead and used the HELOC for down payment. Our lender was great, they worked with us and allowed us to purchase this SF as a second home and put down 15%. Pending the market, we plan on refinancing in 6-9 months pull out our down payment and move onto a multifamily deal. Plans, goals, targets... just trying to make it happen. Not looking to scale too quickly though. Taking our time during this process. There is no rush and there is plenty of deals for everyone.

Thank you for asking Lana and I hope your deals are going smooth as well. Hope you are not experiencing any issues with your DTI situation. How did you handle that situation, if you don't mind me asking?

I would tell them my business plan of buy and hold rental properties under my LLC, and see how they responded. They explained that it'd be no problem for my LLC to have mortgages with them (and of course title the properties in the LLC's name). My LLC did need to open up some banking accounts with them though. Also, since it's an LLC, the mortgages are "commercial" and the interest rate is a touch higher. And finally, my bank (and probably most) did/do require that members of the LLC personally guarantee the loans. That way, if the LLC defaults on one of the mortgages, they can chase after us individually.

The key is to shop around a lot until you find the right one. And yes, be up front and tell them that you have a LLC and want the LLC named on all mortgages and property titles. It might be a little tough, but keep visiting different banks. Once you find the right one, keep going back to them to form that relationship.

Everything makes sense seeing how the next property I am looking to obtain is going to be a commercial loan for the multifamily. Thank you for your time and have a great weekend!
