@Jay Hinrichs the unfortunate part is that these guys in Birmingham change names and facades so easily.  This was their 3rd time to do it to the public in 5 years!!

@Spencer Sutton thanks to you and Matthew for the mention!  It's not a bad idea to have a list of PMs out there who are reliable and have a reputation to uphold.  I will add as I am sure you will too, there are others that qualify who were not mentioned as good managers.  I know you can't list them all :-)

It's best to have the vent but you are not required since you have the fan.

@David Hodge I have hired that out before and it did not provide fantastic results.  However, it does take a lot of time from you.  Weigh your options, cost and time factor.

You can contest this but only at a certain time of year.  The value you are contesting is not today's price but last years price.  You must be prepared and have good comps.  Lately they are not giving as many discounts since the market has started to rise.  Also, the county earns revenue on this so they are not going to give in too easily.
