Funny, I heard the same thing in Mobile but I am not experiencing it. I am experiencing it in Birmingham however.

@Morgan Smith - What are you looking for in the <40k range? I think I saw a post earlier that you did not like Section 8. Do you want turn key with straight rent?

Hi Morgan, I manage a few lower end apartment complexes for some out of state investors. I'm finding that they have a real tough time generating the cash flow needed to re-invest in the properties. It's frustrating because I know I can raise rents but when the premises does not warrant higher rates I can't ask.

There are a lot of apartment buildings going up in the BHM area (mostly over the mountain areas but there are a lot on Lakeshore). I think sooner or later there will be an over abundant supply which will lead to vacancies in the lower end units.

Hello Rand! I'm a few months late on this thread but I welcome the opportunity to sit down with you and explain the benefits and negatives of Section 8 in Birmingham. If you have not already begun purchasing, I can help you evaluate any deals you are looking at as well.

I've provide over 160 turnkey houses in the past 18 months in Birmingham and will be happy to share my knowledge of the market. I also own a full service real estate brokerage and we have a property management division that works hand in hand with Section 8 offices all through Jefferson county.

length x width = square foot

Use all livable space, upstairs and downstairs etc

I'm in need of a real estate agent in Mobile Alabama who has a very strong network and history of working with investors. This person need not be not afraid to work in the Prichard area.

Additionally, if you know of any property managers in Mobile who also work in Prichard, I'm interested in those contacts as well.
