Yes, houses are transferred with clean title and with a Warranty Deed.  I like to close with local attorneys to make sure I as the buyer and then again as the seller are fully covered as should be.  I have used remote closing agencies before and there are always issues.

I have a continuous flow of properties that my team produces.  I am the sole owner and have complete control of the transaction.  I am also the property manager wishing to stay in place with the existing relationships (with the house, tenant and future buyer).  It also helps me ensure a smooth transaction after the sale of the property.  Properties vary in price from about $38k - $50k.  Items that influence the list price are Rent amounts and Taxes.   Rents in the areas I buy go from $600-$1000.

Well said @Jon H. !  There are lots of houses here for sale and the rents are strong.  Better cash flows.  For those interested, they spread along the Interstate 20/59 corridor all through the inner city and greater metro area.
