I mean sell to an investor and make some money.  Don't sell to a tenant occupant.

I'm not an expert Dodd Frank laws but have heard much.  It only allows a certain number of mortgages that you can carry a year if you are not licensed.  I'm not sure if or how they are enforcing that.

Selling at FMV is fine. Selling with Owner Financing is fine as long as you don't get squeezed by the Dodd Frank Law. Selling with a lease option or rent to own has a strong chance of getting messy in Alabama.

 You must be very careful with this transaction.  AL Courts will be in favor for the tenant or potential buyer in the case all day every day.  I've done a few deals as you are describing and I won't do any more.  Reason being, the tenant/potential buyer talks a good game up front but they always run out of money along the way.  In the Metro area most who own homes are investors.  I strongly suggest you mark up the house a little and sell it or as described before, place a tenant in the house and sell it as a turn key model.  You will save yourself loads of stress and money along the way.

You have a very good case to approach the commission at this point.  They are very friendly and are open to conversation.  It could not hurt to call them.

Hi @Eric Baum

Birmingham is a great market and very similar to Memphis as I have come to hear about the Memphis market.  There are many more players in Birmingham than the ones you listed.  I'll email you privately for some details on that.

It does offer the B Class neighborhoods where you can realize the rents you are talking about.  Acquisition on a turn key will be from 60-100k for the most part.  Rents will be 800-1100 a month.
