@Jeff Purple - Is this geared to the fix flip investor or the wholesaler? Although the cartoon on the home page is cute, it does not tell me what the software can do. If I want to drop a grand, I'd like to see a demo first. Have you guys thought about adding that to your homepage?  Can you define the software a little more?

I find it interesting and it may be of service to me, but I'm already paying for other websites and I don't want to find myself spending double for no reason.

Birmingham AL has a strong rental market with many of the "B" and "C" class rentals. There are many opportunities to generate 10-15+% CAP rates. Birmingham is a strong working class city with a slow and steady growth rate. We have steel industry, banking, medical, service and so much more.

I own two companies that are heavily involved in this real estate market.  The first is a property management company called Decas Group which has an investor focus for the Interstate 20/59 corridor that runs right through Birmingham.  The demand for rental properties seems to never be quiet.  The trick is to have a nice house that has been well treated and priced right.

This leads me to my second business.  I provide about 10-20 Turn Key Rentals every month.  The Turn Key properties I create undergo a through rehab.  Many times we provide a 100% new rewire, re-plumb and HVAC to the houses.  Roofs are replaced if there is less than five years of life remaining on them. The houses are painted and deeply cleaned.  We re-glaze any bath tubs or sinks that have been chipped or have rust stains.  We follow the Section 8 inspection list on all houses even if it is not a Section 8 rental.

I invite anybody interested in the Birmingham market to speak with me.  Weather you purchase my properties or not, I don't want to see anybody get hurt in my market.  I've seen many people be taken advantage of as this is an unregulated business.  I'm well connected with local investors, Realtors, inspectors and other property managers.

Invest wisely and be careful.  Remember, you make your money when you buy!!
