@Dean Letfus , it sounds very similar to the Birmingham market. We have the same thing here. I'm wondering if they are not so different?

Well, Birmingham does not have the same market as it used to have. The days of $20k investments and $800 rents are nearly gone. The market is still a great one for investors who are looking to purchase for low costs and generate decent returns. I've bought over a hundred and sixty over the past 15 months and it's been a lot of fun. Birmingham is a great market. Today you can expect to spend $25-40k and get rents in the $550-$900 range.

Hello BP Community,

I have some turnkey properties I would like to sell. I'm interested in finding buyers or whole-sellers who can make a deal happen. I have had a continuous stream of properties through the past year or two and I'm looking for new life! Take a look at the link below and if interested, please follow up with me.

http://www.landlordinvestments.com/?page=properties

(assuming 10% management fee, actual annual taxes, $450 annual insurance premiums, and 10% repair)

I'm looking for cash buyers as a preference. Must close quick and hopefully have an appetite for an ongoing relationship!

I manage all properties with my property management company so all of the relationships continue to become stronger. Tenant and Investor alike.

Let me know if you have questions

Thanks in advance!

J Benoit

Hi Andrew,

You don't necessarily have to use different CPAs for the two states. Most folks who do taxes can handle multiple states. There are a few in Alabama I can suggest:

Wes Russel - http://russellcocpa.com/4020.html

Rob Burns - http://www.jessupllp.com/

If you want more names with specific backgrounds, I can ask my wife who is a CPA here in Birmingham Alabama.

Have a Merry Christmas
