No I think you're spot on. If you're goal is to create passive income quickly LA might not be the best option due to the very high prices. I've been looking at 3-4 unit buildings in that price range which would allow a little more rental income to help pay the mortgage. But I've yet to see something on the Westside (Culver City and Westchester) that would cash flow with only 20% down. Most of the time they start becoming positive around 30-35% down.

Like @Elizabeth Colegrove said, I think that house hacking might be the best play for you. I'm actually looking into it myself at the moment and I've found a good amount of properties in the 600-900k range in Westchester/Culver City area. Most of them are in the higher range and a bit out of my price range at the moment. I would be more than happy to talk to you about what's out there. Send me a PM and we can chat

@Paul Timmins Could you explain the "HUD homes for small multi's" a little more. This looks like something I would be very interested in as I'm trying to house hack in the new year.

@Account Closed Best advice I can offer, just like most others, is to speak with your CPA or RE attorney as they know all the ins and outs of these methods.

Also, where are you investing if you don't mind... I also live in Los Angeles and am always curious where people are finding deals.

I'm located on the Westside of Los Angeles and looking to find a Buy and Live property close to where I work (Marina del Rey). That being said many of the properties that I'm finding in my search right now (MLS since I have access) are on the expensive side. My question is: What is the most you would pay (on top of rent from additional units plus the "rent" from your unit) towards meeting your mortgage payments?

Wonderful! You did a great job. Are you primarily looking to invest in the Silver Lake/Loz Feliz area or are you looking on the Westside also? 

I'm curious what you think about the Culver City, Westchester, Inglewood areas.

Thanks Matt. I actually just drove Hawthorne yesterday on my way back from the MLS Cup (Galaxy Win!!!!) and there were definitely a few streets that looked like a possibility. Looks like I going to have to search very specifically in those two areas if they are going to work for me.

I was checking out your profile the other day when you responded. Can you tell me a little bit more about what you have going on in Colorado?
