House Hacking

I grew up in the Marina and was in Venice a lot but don't really know all the ins and outs. 

Are you involved in real estate in that area specifically? It'd be great to get an insider's perspective.

Thanks for the suggestion! I've definitely looked at that page but haven't had a chance to read all of the "Best of BP So Far" links. 

I love Westchester, my cousin and his wife just purchased their first home on 75th street near Howard Hughes. It's an area I'm constantly looking at for myself, just waiting for the killer deal to come up so I can jump on it. I totally agree with you! Nothing wrong with paying "rent" and having part of your monthly expenses being paid by tenants. I plan to look for cash flow properties down the line but right now I just want to get in the game and if that means I'm still paying a little out of my own pocket to live each month that's OK with me.

I have an auto-notifier set up at the moment but I plan on refining it a little this week. Yesterday I did a little driving tour of other areas I was told about and there are definitely a few I can remove from my list.

I would love to talk a little bit more about the area if you have any time to chat. Let me know!

Yea I've been doing a lot of analysis on local properties and very rarely do I find something with even a small cash flow. However, like I mentioned above, I'm just trying to get in the game in my local market and pay less "rent" than I am now. 

If you don't mind me asking, where are you investing specifically? Are you investing full time?

Thanks for the tips, I've been devouring the podcast whenever I can. I have a very short commute (1-2 minutes) at the moment so when I purchase something a little further away and actually have some time in the car on the way to work I will really make a dent in the library.

I definitely agree with you on the LA area being more of an appreciation play as opposed to cash flow and at this point I'm OK with that. Priority #1 at the moment is to get into the game and pay less "rent" than I am now. 

Thanks for the area recommendations but unfortunately at this time I need to be close to my job on the Westside. Those are definitely areas I'm interested in when I'm able to purchase a property that is strictly for rental income as they are all on the up.

With respect to the networking in Colorado, do you know anyone that I can start a conversation with? I have a decent network in the Boulder/Denver area since that's where I went to college but I'm always looking to expand it.

 Great post! I always find it odd when people in real estate don't understand this very basic/important term. You give some great examples with simple breakdowns. I will definitely be sending people to read this when they need an education (re-education) on the cap rate concept.

Licensed Listing Coordinator > Newbie Investor - Marina del Rey, CA

Hey everybody! I've been lurking on the site for a couple months now and finally had the time to fill out my profile and do a proper introduction post. My name is Jeremy Billauer and I currently work as a Listing/Marketing Coordinator for Berman Kandel (a well established residential real estate team) in Marina del Rey. I'm 26 and have been at least loosely tied to real estate the majority of my life (for more about me check out my profile). Let's get down to it!

- PRIORITY #1: Looking for my first House Hack property (Goal is to close before April 1st 2015)

- Do any of you have any major tips/resources for Buy & Live / House Hacking? I've found a bunch of great resources on BP, just curious if anyone knows of anything else.

- Currently looking for a 2-4 unit building in Inglewood, Park Hills Heights, Westchester, and Leimert Park. I'm open to other areas if anyone has some suggestions, just need to stay relatively close to work on the Westside.

- Looking to expand my network with other BP investors in and around my area

- Innately want to do this first deal on my own but open to partnering up with other investors in the future. If any one would like to start a conversation about that know please don't hesitate to contact me on BP.

- Also interested in Colorado investing. I went to CU and hope to move back and live there in the next 5-10 years. I figure making some contacts now couldn't hurt.

- Looking for more real estate / business books to read (I can't get enough!!!)

- Finished: Millionaire Real Estate Agent, Millionaire Real Estate Investor (2x), Rich Dad Poor Dad, Think and Grow Rich (3x)

- Next up: Cashflow Quadrant, Money-Master The Game, Buy and Hold Real Estate, How to Invest in RE with Little/No Money Down, and a couple others.

- Are there any MUST reads out there that you guys think I should know about?
