Hi Ethan. Columbus Ohio would be doable with your budget, you would probably be looking for an FHA loan. I think that partnering with someone who has more change in their pockets would be helpful for a first time purchase and not a lot of capital to bring to the table.

Also, for this to be a "technical" house hack you would have to move to Ohio. Columbus is a great area to look at. I work with a team of investors that specialize in this area. I'm new to the real estate community and also looking to get my first house hack after graduating this coming spring. Good luck with your endeavors!

Hi Cathy, I'm new to this community, but I would suggest midwest cities like Columbus, Cleveland, or Detroit. As many others have referenced, Columbus is a great market to look into with steady population growth and Intel and Hondas newly introduced presence. Cleveland has a great cash flow opportunities, there are many investors I know that have a stake in this market. I'm not too informed on the Detroit area, but I have heard great things via the BP community. 

A valuable piece of information that I've received is that time in the market is more important than trying to predict when rates will decrease. So yes, everywhere is pretty crazy but that doesn't mean deals don't exist. Whether you hold your cash and wait or invest, the choice is yours, but who knows when will see rates as low as the previous couple of years.

@Jason Monge if you're looking for a market out of state after house hacking in NYC, Columbus, Ohio is a great market to look into. With companies like Intel and Honda coming in the area is growing and a good choice to invest in.
