@Jacob Beavers deals are out there but harder to come by, but your place will sell if you go that route.

@Jack Hamm I think it would be wise to look into hacking while in college. Unfortunately some colleges require you to live on campus for x-years, but if where you plan on going doesn't you should consider it. It can be harder to find good deals closer to campus's but it's possible. Plus you'll have your buddies to rent to and a property that'll appreciate in the long-run

@Chen Ron I'd advice doing research on markets where 40k will work, the midwest could be a good fit. Then start building your team. Since you're out of the country it'll be quintessential that you have a trusted team with boots on the ground. I'd start with a SFH. Good luck!

@Lucas Dolislager I think that hacking a SFH would be better than a MFH for first time. You'll be putting less down and it'd be easier to maintain/learn. As Taylor said, make sure the place will actually cash flow on your way out. Down the line I would look into OOS investing in markets like the midwest. Good luck

@Benjamin Sulka I think it's important that you figure out your target market and what type of property you're trying to hack with. I see that you're from Cleveland, so if that's where you're buying I think a duplex could be a good fit. I'd personally advise for a first time hack to have someone from your own network rent out the other side. Goodluck

@Ignacio Barajas I think that it would be beneficial to start with a house hack. I'm not sure if you're a first time home owner, but if so there are loans out there that only require 3.5% down, depending on your credit score. Then rent out the other units/rooms and you're off to a good start. Goodluck man

@Ray Ravjani Columbus would probably be a safer bet for REI. New Albany is richer homeowners, whereas in Columbus there is a greater need to rent. Columbus has good cashflow and appreciation too. Let me know if you wanna talk more

I think the Ohio markets, specifically Columbus and Cleveland, are pretty hot right now
