@Kyle Ronspies what Bryce said^. I'd advise looking off market to find "deals." Expand your network and perhaps link with a brokerage to see if they can assist you in finding deals.

@Brandon Morgan I agree with Taylor, I'd probably wait for a MFH. You could connect with a brokerage or try to find deals (on and off-market) yourself. But I think SFH is a good entry point for REI. Tradeoffs are less privacy and lower returns but it's still a good option.

 yes but my issue is in my area Multi-families are almost impossible to come by. I was searching for duplexes for the longest time.  and single families are still extremely expensive. my goal is to rent properties out. at this point I am just trying to get my foot in the door.


I understand man. I look for properties almost everyday. Perhaps get in touch with a brokerage and see if they can help you find deals. If you just want to get your foot in the door, find a single family to commit to. A mentor once told me it's time in the market that counts, so I understand your haste.

@Lanre Akande that's awesome man! I think house hacking would be a great point of entry for you into REI. You should consider hacking a multifamily and rent out the other doors so you wouldn't need "roommates" like you would with a singlefamily, plus you'd get better returns.

I'd advise absorbing as much as you can through mentors, books/videos, and the BP community. Goodluck!

@Daniella Rodriguez I'd personally start off with a house hack. I think it provides a good entrance point to REI and a foundation for growth. At 20 having 100k liquid is quite impressive. I'd hack in a property that allows me to live below my means and can provide decent cash flow, then look into oos investing once you have a better footing in the game.

@Kaylyn Schroka I think that it'd be advantageous to fully immerse yourself; meaning listening to BP podcast, start reading BP books or any others (Rich Dad Poor Dad by Robert Kiyosaki is a good recommendation), watch youtube videos on topics that interest you, post and comment on these forums.

I wouldn't invest any money into classes or licenses until you're sure you are all in.

@Marco Ragudo "Rich dad poor dad" by Robert Kiyosaki is another good book. BP has a lot of good books as well. I'd advise pinpointing what you want to learn about and find videos on youtube, there are some great teachers out there

@Dana Hagans I think that house hacking is a great entry point for REI. But to house hack by definition is to live in the home, which is a bit confusing since you said you don't want to invest in New York, yet you live there. So perhaps you plan on moving?

If not, you can use a different strategy for oos investing. If you wanted to invest oos, or even move, the midwest has good markets. Ohio, particularly Columbus, has a good multifamily market.
