How long in your experience can it take to get a good tenant in place in the area? My PM tells me that they have no applications for any of the vacant units after two weeks of advertising, and that's not abnormal. That's not the case in my other markets - to me it seems that either the marketing is weak or the rent needs to be adjusted?

@Zachary Inman I understand its a gentrifying area, but that said, it could take a while to get there. Prices have zoomed up with renovated SFs selling for as much as $300K. You can still find the yet to be rehabbed properties selling for less than half that. Very mixed.

yes - I am a JWB investor. As someone mentioned previously, you do need to know what your buy box is and then see if FL/Jacksonville/JWB/their zip code and returns meet your criteria. As a company they are very responsive, quick (so far!) to fix anything and out of the three I deal with, really the best.

@Cher Li JWB does a great job in PM as well. Their service level is incredible. I think they sometimes will manage properties outside of their turnkey portfolio? @Gregg Cohen?
