@Chris Tiller I’m investing in Milwaukee for cashflow and Detroit for a hybrid of cashflow and appreciation. Looked at a few other Midwest cities but had more connections and recurring reasons to be in Milwaukee and Detroit so stuck with those cities.

@Morgan Yang I’m a long distance investor living in Seattle and buying and rehabbing in Milwaukee and Detroit. After listening to tons of podcasts I started reaching out to people in the markets I was interested in via BP. If you set up daily alerts you will quickly find who is active on BP in your target area. I listened to the feedback and cross referenced with other people/trades. Ultimately the biggest learnings came down to taking action and getting into the game. Overtime you will find the core 4 as they will be the last people standing. By this I mean that they are so good you keep them instead of trying to find someone better. For example in Milwaukee, my core 4 RE agent was my 6th agent I used. Not that the other 5 were bad it is just that the 6th one works for me and we mesh well.

@Nhi Tran I’m an out of state investor investing in MKE too. As other people mentioned the Trulia crime maps work great. I would recommend physically checking out the city to correlate crime & properties to truli maps to better understand what these low value properties get you. Based on the values listed you are probably looking at a property in 53206 area code. Highly sugggest staying away from that zip code. Feel free to reach out if you have any more questions.

@Paige Bae you could try Aaron Walley at US Bank. He is based out of the downtown Seattle office. They will factor in income of the property in addition to your personal financials. Loan would be a commercial loan with 5 year term and 25 year amortization. You can’t post phone numbers outside of the marketplace so dm me and will send Aaron’s info.

@Karen Wirkala if I was in your shoes I would keep the house and harvest the equity to leverage it into as big of a multi family I could afford in the Midwest.
Now what should you do? Key is for you to understand your risk appetite, type of real estate investor you want to be and most importantly get educated. Take the next couple of months reading BP blogs and listening to the podcasts and you will be able to make a confident & educated decision.

@Aman A. welcome to BP. Based on your post I’m assuming you work at MSFT. I recommend that you go to the Cascadia Investor Alliance eastside edition meet ups in Kirkland. They are the first Friday of the month. Also I recommend going to @Tarl Yarber Fixated on Real Estate meetups in Renton. Both are great venues to meet up with local investors and usually have MSFT employees that you could connect with. Lastly check out this event Tarl is putting on at the end of the month. I hope to meet you at one of these venues to learn about your out of state investing journey and share my experiences of doing the same.
