@Julio C. All of the expenses need to be included. Capital reserves are the one item that may differ as some include it in their NOI and others do not.

Main factor is the team. There are great operators in bad markets and bad operators in great markets. You want to mitigate risks as much as possible so finding a competent team (not just operator, but PM, contractor, etc) is key.

@Jordan Archer Those costs are upfront fees and are initially handled by the GP as you start incurring these prior to collecting investments from investors. You can structure the deal however you see fit, but LP returns should be based on the LP funds collected regardless of what the funds were used for as @Brian Burke stated.

@Kyle Wilkins house-hacking is a phenomenal strategy to get started. It's how my wife and I launched our portfolio. How much do you have to work with? You can use FHA financing with as little as 3.5% down.

It's Halloween and I want to hear everyone's most terrifying, spooky and strange multifamily stories. 

Mine's has to be the tenant, who told me she couldn't pay rent because there was a ghost living in her apartment! I had another apartment where there was an infestation of bedbugs and roaches caused by one of the tenants and that sure as hell was terrifying to me!

Commercial. Why? Outside of the higher profit potential, the solutions for the commercial cons are basically all "networking" related. The solutions for the non-commercial are systems and execution related which is more difficult to perfect, especially since margins are too slim to bring in multiple experts.
