Yellowletters.com has an option to buy your list through them at .15 per record.  In parenthesis, it says Listsource.  Does this mean they are going to purchase the list through Listsource?

Listsource is about .23 per record...

Anyone have experience buying Yellowletters lists as well as direct from Listsource?  Is there a difference?

Anyone interested in meeting and discussing local real estate at Duckworth's (exit 25) this Thursday night?

Good morning BP members,

Section 8 has published monthly rental rates based on the number of bedrooms the property has. For example, in Charlotte - S8 pays $628 for a 2 bedroom SFH.

Does this mean that they will pay up to that amount - or does it mean that they will pay that amount for any 2 bedroom in any location within their boundaries?

Thanks for everyone's input!  BP rocks...

Turns out that my concerns are completely addressed by the upset period.  I was so worried that the property would go to auction and I would just lose it.  Now I have the upset period time to check the title.

As you can see, could not sleep well tonight...

I had been working with a seller for a home in the Charlotte area on purchasing her pre-foreclosure.  She ended up missing a hearing and was promptly scheduled for auction very quickly.

At this point, if I want to purchase the home, it will have to be at the courthouse.

I don't see any other mortgages on the title or code violations but I am sure my simple searches do not cover all of the possible pitfalls.

Woudl all liens be extinguished once I purchase the purchase the property?

Good afternoon All, I have been speaking with this gentleman facing foreclosure for the last week. He has been telling me his property goes up for sale in kid December but today he calls me with desperation in his voice telling me his auction date is December 3rd. Not sure how this will work out considering the remainder of this week is thanksgiving. What has been your quickest deal and please share how you got it done as quickly as you did. Happy thanksgiving!

Good morning BP community,

I sent out my first DM campaign a few days ago and so far, I have received 2 calls.  One has no equity at all, the second has about $10k.  

What would you do with these sellers?

If there is nothing from an investment standpoint, what can I tell these people to do to point them in the right direction?

btw, these sellers are in Charlotte, NC.
